a well-managed condominium with beautiful river views and excellent facilities in a prime riverside location, overlooking the shangri-la, four seasons, and capella hotels. the monthly maintenance fees are lower than comparable developments across the river, and the price per square metre represents outstanding value relative to its peers. the units offer significantly more space, higher ceilings and arguably superior views compared to other condominiums. located directly in front of sena fest and just a seven-minute walk from icon siam, residents enjoy an abundance of dining options and access to fresh produce for both fine dining and everyday grocery shopping. ideally positioned between saphan taksin and thonburi bts stations, the condominium offers excellent connectivity to silom and sukhumvit. what i like most are the expansive views and significantly larger living spaces compared to newer developments, as well as the facilities, including a steam room, sauna, and swimming pool. there is additional security measure of vetting visitors and guests which can be viewed as an advantage for homeowners who value enhanced security. in my opinion, this condominium offers the best value for money along the chao phraya river.

Magnolias Waterfront Residences

i ve been living here for 5 years. the view of river is stunning day and night. this place adjacent to icon siam which is very convenient for everything supermarket restaurants banks sports dine out department stores. easy for transportation there’s golden line bts right at icon siam. or you can travel by boat to get to taksin station. can not find anywhere to compete!1 i love it here so much.

building is in excellent condition. juristic office are taking good care of it. the views and space available in this building are the best among bangkok and only a few minutes from icon siam.

the building is generally well maintained, but rules must be enforced for renters and airbnb banned as short-term rentals are illegal. it has good pool, gym could do with updating and more equipment. the exterior is going to be renovated to improve appearance. good location for all essential services: shopping, hospitals, restaurants and a great little park next door. if buying, go for an apartment on the side away from the bridge and above floor 20 for the best river views. great value for money compared to new builds that are smaller, more expensive and with higher management fees.

this location is truly a gem just near icon siam walking about 8 mins.all facilities are excellent and management competent. best condos are over 30th floor over looking chaopaya river and fireworks every week just amazing views

the apartments with balconies overlooking the river on the quiet side are the ones to go for. avoid the ones on the other side. high quality materials were used in this building and is it quiet, peaceful and really convenient for everything on this side of the river with icon siam, villa supermarket, loads of shops and a ferry boat and bts station. great river views. owned for three years here. only gripe i have is with owners who illegally rent on airbnb but they are reported and fined by management when caught.

this is most likely still one of the most affordable riverfront projects to date. security and management is professional because the project is divided in serviced apartment and residential. beautiful views over the chaopraya river and the units are spacious. quality of materials are sustainable and its definitely worth an investment for long term purpose

the river is definitly the best choice for those who want to live near by the river chap praya - its close to the sathorn bridge. got a boat schuttle service if you need to reach the bts station saphran taksin or others places near by the river as icon siam or asiatique. the condo is in spectacular condition. the lobby looks like a 5 stars hotel entrance you really feel good to reach home everyday. the swimingpool give you a resort feeling, big area to chill around with large seats and sofas and a lot of trees.
